1 /5 Hamid G: Review for Kyle Wilkins, Lender
My experience with Kyle Wilkins as a lender was extremely disappointing and frustrating. Throughout the loan process, Kyle was consistently uncommunicative and evasive. Whenever I asked for updates or clarity on where we stood, his response was always a vague "we are fine." However, it turned out that we were not fine at all—important details were still unresolved, and progress was delayed.
Kyle frequently boasted about his 21 years of experience, but unfortunately, we did not see any evidence of talent or expertise. His approach was marked by a lack of preparation and last-minute requests for documents that should have been anticipated well in advance. he never took the initiative to contact my employer, instead repeatedly asking me to provide documentation. This caused unnecessary stress and delays.
One of the most concerning issues was when Kyle falsely assured me and my broker that the loan was ready, leading us to remove the loan contingency. The very next day, we discovered that the loan was still under review, which could have jeopardized the entire transaction. This kind of deception is not only unprofessional but also dangerous.
In the end, Kyle did manage to finalize the loan, but only after significant delays and stress. While he claimed to secure a good rate, it turned out he used credit to buy down points, which was not clearly communicated upfront. Given that our loan should have been straightforward—with over 30% down and strong income—this process was far more difficult than it needed to be.
I cannot recommend working with Kyle Wilkins. His lack of transparency, poor communication, and unreliable handling of the loan process make him someone I would not trust again. Additionally, my negative experience with him has made me question the reliability of the company he represents.

Thank you for the congratulations. Regarding the time you spent working with me to sign the loan, that is indeed part of your job. Since you charge for your services, it’s expected that you dedicate time to your clients—especially if they are first-time buyers who may need more guidance.
As for your comment about the process being normal and my stress being unnecessary, I must disagree. The stress was a direct result of your actions. You gave us the green light, stating the loan was ready on Friday, when in fact, it wasn’t. You requested additional documents on Monday, which contradicts your earlier assurance. I have all the documents to prove this. Please refrain from twisting the situation; the documents speak louder than words.
