Lydia is dishonest and thats the bottom line. I went to see her, referred by my realtor of course, for a home loan/mortgage back in January 2020. Lydia collected every piece of my personal information to process the loan, as its the requirements of the loan, so I understand this. Lydia bounced back into the conference room with a sheet of paper, declaring to me and my realtor, that I was approved for a FHA. She provided me with the amount that I was approved for, my credit score and the FHA program I qualified for and its components. My realtor and I were all giddy and excited to begin my new home search. Hours later, the realtor and I are emailing/texting many different options for me to take a look at. I actually made 4 offers on 4 different properties during this time, from January till February 20, 2020.
I made a final offer on a 3 bedroom, my offer was accepted. Now it was time for me to make my "good faith deposit". Before I intended to do this, I wanted to speak with the Lydia, my broker/lender, to finalize some remaining questions I had about my loan. I was never provided the terms of the loan, only that I was approved, "sign this document, sign that document, wire us money".
I met with Lydia at 1 of her offices on Monday March 2, 2020 to go over the terms of my loan. Right after this meeting, I was scheduled to pay my "good faith deposit". It was at this meeting that Lydia walked in and stated the following
"You no longer qualify for this FHA loan/program. We do have other options for you, and here they are". " She told me "The requirements for this FHA loan just changed (March 2020) and they are requiring a higher FICO now". Now Im not in lending/mortgage professionally, but I believe what shes telling me without saying is " I dropped the ball on you, I never finalized your loan in January and as a result the FHA program that I told you about in January wont work for you".
The FICO requirements intitially changed back in December 2019, not March 2020. (I had to learn this bit of information from a totally different lender, not associated with American Financial Group). She went into explaining different FHA loans and their components.
Inside my head, My mind is being blown away.
Im thinking to myself, what is happening? Then it came to me, Lydia never submitted my loan. I was submitting offer after offer and didnt have a loan secured.
She wasted 6 weeks of my time, and when I sent her an email expressing my frustration and total disbelief, all she could do in her reply was justify her mistakes. Never once being accountable and apologizing. How terrible, I would NEVER recommend her or this Financial group to anyone seriously considering making their 1st home purchase.
